Legal Question in Real Estate Law in Pennsylvania

Security deposit deducted from rent before inspection

I own a property and the tenants moved out yesterday. they gave me nothng but greif for a year and even had to go the the magistrate and pay 95.40 to give them their eviction notice as they refused my registered letter, I wnet in last night and found the kitchen floor ripped and so dirty with mud it looked like it had not been cleaned in the whole year. They were allowed to have a dog (outside only) and lied as the LR and D rugs reeek of urine. The netire yard is a mud slide from the dog. Anyway, they paid their last month's rent 16dyas late and deducted out their security deposit without my permission. The curtains mini blinds, cable cord connectors, wallpaper in boxes and shades are missing from the house. I called and they hung up on me 6 times saying they will sue me for harrassment. I want my security back for damages to the property. My insurance adjuster is coming this week but doubts anything will be covered. they even left the washer connection water on and flooded an entire room. What is my legal recourse? Thx

Re: Security deposit deducted from rent before inspection

Under Pennsylvania law you may sue for the damages. The tenant had no right to deduct the security deposit. You will have to establish the value of your loss by expert testimony. Small claim is limited to $8,000 in damages. I suggest you consider seeking the advice of legal counsel.
