Legal Question in Real Estate Law in Pennsylvania

I am selling my house and am under agreement with buyers who WAIVED the appraisal contingency- they are paying $200,000 and the house appraised at $175,000. Now they want to re negotiate the price-what are my options- we are in Pennsylvania

What does your attorney say? Let me guess you decided an attorney was an unnecessary expense. So what does the agreement say should happen. if they breach the agreement? Does it entitle you attorney's fees?

If they decline to buy it then you have to sue them to enforce the agreement. That wail cost.

If they back out you'll still have to sell it. If I were you I'd want to know why the house appraisal was less then 90% of your asking price.
