Legal Question in Real Estate Law in Pennsylvania

Unfortunate Situation

My fiance and I are in the process

of buying a town home. We were

originally supposed to make

settlement on June 23, 2009. We

haave already put $10,000 down

and had our home inspection. A

tree fell onto the roof during a

storm last week. Our mortgage

rate is only good for another 30

days and a privately hired public

adjuster says it could take months

before the work is complete. We

are considering backing out but

really love the house and the area.

Do we have options? Should we

consult an attorney? Will we get

all of our money back if we back

out?
