Deed Title Change

When someone passes away, is there a specific time limit on when a deed should be transferred/retitled in the beneficiaries' names?

Is it true the real estate, if not needed to settle the deceased's bills, does not pass through probate but directly to the named beneficiaries?

To make it more complicating, the real estate is a duplex, half owned by the deceased's sister. Would the deed show her name, then the names of the beneficiaries? Or is it a separate deed for each half of the duplex & land?

Therefore, you should obtain the assistance of an attorney. My years of expereience in this area have involved handling countless title problems in which people caused themselves alot of expensive problems by not hiring a lawyer to begin with.
