My property manager stopped sending me rent. I still haven't received rent from December. He said he would send me a check by FedEX right away. That was 1/18. Haven't heard from since. His cell phone message box is full and nobody picks up a phone when I call their office. If I hire somebody else to take over the management of my property in the middle of contract, do I still have to follow all the rules in the contract such as the manager holds on to the rent fore additional month after terminating the contract, etc?? Or can I invalidate their right in the contract because they are not doing what they are supposed to do in the contract?

I would have to read the contract before telling you for sure. However, the general rule is that once a party breaches the contract, the contract is breached. The contract should lay out the procedure for terminating the contract, and it should also lay out what remedies you have against the breaching party. If not, then you can declare the contract breach and sue the other party for damages.
