Legal Question in Real Estate Law in Texas

I purchased a home approx 30days ago I find out today it has 450sf less than what was stated on mls, as well as the tax roles. Do I have any options for compensation from the seller

for not getting what was stated to me.

It works like this: If I purport to sell you an 1800-square-foot house, but it's actually a 1400-square-foot house, then I have lied to you. You paid for an 1800-square-foot house and you're entitled to GET an 1800-square-foot house.

I would write him a nice letter and explain to him what happened. Offer him a way out: ask him to refund $X of the purchase price. Give him a time deadline (30 days), and tell him that after the time period, you will assume that it's necessary to sue him to get him to do what's right. Then sue him for breach of contract.

His defense might be: That guy (you) had plenty of opportunity to MEASURE the square footage of the house, but he didn't.
