Purchasing a Property (Owner Deceased)
I have a lady who wants to sell me her deceased mother's home, but there was no will. I am assuming the title to the property is still in her mother's name. What is the proper (legal) way for her to get the title in her name so she can sell it to me??

You will need to get a title opinion on the property to see who really owns it. If title is still in the name of the deceased, then you will need for the seller to either get an heirship affidavit or have a probate action done to establish ownership in the process. The type of probate action required depends on the facts surrounding the estate. For example, how many years have lapsed since the date? Who are the heirs? Are there debts?
