Small estate can we probate this ourselves

My mother in law died recently leaving only a house and one

lot to her three children. Value of property is less than 50,000 dollars and there is no disputes fron heirs. What steps

do we need to take to probate the will ourselves?

Don't do this yourself. The stakes are high when you consider that you're monkeying with real property, and it may be years before you discover a mistake was made requiring costly clean up work.

To answer your question, if the will was executed properly, and there are no debts, then you can probate the will as a muniment of title. This is a summary procedure which is typically not costly.
