Resident safety
What is a landlords responsibility when it comes to keeping a resident safe. Numerous compaints have been made about a person living in the same mobile home park who are not on the lease. tehy are also a convicted felon. The landlord refuses to take any action and the deputy just told my son he could use ''any means available to keep his family safe if he felt threatened.'' I see something terrible happening. Please help!

So, what is the nature of the complaints against this convicted felon living in the mobile home? Assuming that there have been no violents acts attributable to this individual nor credible threats of such violence, I know of no special duties regarding your safety which should necessarily devolve upon the landlord nor actions which should be required of him or her with respect to this issue under these particular circumstances.

1) If a landlord is aware of a dangerous situation, he or she may have liability for not taking reasonable action to correct the problem. 2) A landlord allowing tenants to occupy a property who have not entered into a lease may be violating the code of the mobile home park community, but it is not illegal per se.
