Legal Question in Real Estate Law in Virginia

Boulder Bandits

Someone recently bought a piece of property next to mine at a lakefront development. We have only cleared a driveway so far. They cleared their lot completely right up to the property lines which ''they'' clearly remarked with streamers. There were several large boulders on and near one property line. They removed one which was on both sides.(70% on their side)They also removed one which was on my side leaving the craters un-backfilled. They located them to their driveway entrance. I wrote them a letter demanding that they be returned to their original positions but they are refusing to relocate them. What are my rights and what recourse should I take?

Re: Boulder Bandits

Before proceeding any further, I would have an

updated survey done to determine precisely where

the metes and bounds lie with respect to you and your neighbor's contingent properties.

If you have already done this, I would then take

a breather, keeping in mind that this bumptious fellow could be sharing boundary lines with you for a long while, and weighing that against the value to you of the boulders(or the principles they may represent)before going any further with the matter.
