Renters rights - No lease

This past summer we moved into a house rental. We have not signed a lease and have asked for a lease with no response. We have paid our rent and this last month it was one day late or so he says and he wants to charge a late fee(we have nothing in writing as to the dates, chgs etc). What are our rights, he agreed to fix various things when we moved in etc., etc. --- We are looking for somewhere else to move because we don't fill comfortable with this set-up. Also we don't know if this is being reported on our credit report as we don't have a lease. PLEASE HELP!

Without a lease, you are a month to month tenant. Unless you agreed to a late charge, you owe no late charge. But the landlord can change the rent or terminate your tenancy on 30 days notice. It is unlikely anything would be reported to credit bureaus, but you may want to check.
