Re: 3 day pay or vacate forms
You have probably heard or read the expression, "You get what you pay for." Well, in your case its true. That said, the best anyone can advise you is to head into a law library, such as those at county courthouses and law schools, and ask if they have samples to show you, or literature that contains samples.
The problem is, that sometimes, (and I've dealt with many landlords in your situation) you use the wrong form, thinking you've got the right one, and the next thing you know, in the course of your first eviction, the judge tells you your 3 day was defective for some reason and now you're back at square one while your tenant is living for free on your property. It's a hell of an educational expense.
If you are a serious landlord, find some local counsel who regularly handles landlord-tenant matters, hire them to custom draft you a lease, and use them for your evictions. You will find that although you make less money (since you have to pay some out for legal services) overall, your business operates smoother and allows you to pay attention to other matters, while someone trained to handle this can do so more efficiently than you probably will.
