Breaking Leases

Last August i signed an apartment lease with 2 girls, 2 months later me and one of the roommates, Jessica started having diffrences, her boyfriend who was not on the lease was living with us, i told the land lord and she did nothing. finally after a 6 month waiting period, i told them i would move out but jessica wanted to leave. Me and the other roommate decided that we didn't have any issues so we could stay until our lease was over in July, now 2 months later she says she's going to break the lease unless i take over the apartment. I can't afford to take it all on my own. its a 3 bedroom with almost an 800 doller rent. they are also low income apartments. the land lady in the past has told me there is no way we could sign off without getting burned. one of us has to stay on the lease. since she wants to break it. i either have the choice of taking it over or breaking it as well. but then i would be on my credit report and i could not rent anywhere else. i don't know what to do next.

If I were you, first I'd sue Jessica for her one third of the rent for each month of the lease that remained after she left, as she is responsible for that amount.

Second, between you and the remaining roommate, tell her that if she leaves too that unless she finds a suitable replacement, you will have no choice but to sue her for her one third for the remaining months after she leaves.

It's an ugly situation and you may never recoup your losses or any judgments in your favor, but that is all you have to go on right now.
