how to evict a roommate

How do I evict my room mate? We have no written agreement and the rental is in my name only.

If your roommate has been paying you rent, then you need to follow the normal eviction process provided for in RCW 59.18 (Residential Landlord Tenant Act).

If your roommate has not paid anything and is not on the lease, then they are a guest. You should inform them that they are no longer welcome in your home, and that they have until _______ to get out. I'd give 48-72 hours.

If they refuse to leave, you can call the police and ask them to remove the person as a trespasser. If the police remove the person, then you're probably done, although they may try and sue you later, so be careful.

If the police refuse, then you are back to square one, and the eviction process.
