on what grounds...
''bob'' and family just received notice to vacate by the landlord ''Jon'' who they share a 2-bed, 2-bath with. Jon gave no reason to evict. What grounds does Jon need in order to evict?

Assuming that there is no fixed lease (such as a 12 month lease that is not over yet) and Bob is a month to month tenant, then Jon needs no reason to end the lease other than that he no longer desires to continue to lease.
However, if Jon is evicting Bob because Bob is of a certain racial origin, or is a member of a certain faith, of a certain nationality, of a certain sexual orientation, or some other class of persons that is protected from discrimination, then Bob would have good grounds upon which to sue Jon.
On the other hand, if Jon evicts Bob because he simply does not like him anymore, that is perfectly legal, assuming that this does not terminate a lease that is still in progress.
