mobile home transfer to kids

i would like to transfer the ownership of my home to my children, with the stipulation that nothing can be done with it till we have passed on. is this possible?

Yes it is possible. You are granting title to your children and reserving what we call a "life estate," which means it belongs to your kids, but they are going to lease it to you until you die on certain terms, after which they get it back and can do with it what they will.
