There is no such thing as a "quick claim deed." Did you perhaps mean "quitclaim deed?" If you did, no rule as you state exists. A quitclaim deed simply gives whatever title the person who has a deed has, no more, no less. If the person does not have clear title, the quit claim deed gives only what he does have. Since you posted this like a hypothetical rather than telling us your real legal problem, there is no way to tell you how this impacts you, although it probably does.
