How to remove name from deed

my sister and my mother's name are on the deed for the house my mother lives in.my sister has never help pay anything on the house. my mom now want her name off the deed. what can my moom do to take my sister's name off the deed? the house need a lot of repairing but my mom is a senior citizen and does not qualify for free repairments as long as my sister's name is on the deed.

As long as the deed is valid and properly executed, your sister is now one-half owner. The only way to change this is if your sister agrees. Once a person relinquishes ownership or part ownership of property, there is no going back unless there was fraud involved.
