Can I terminate a lease that was signed yesterday,without any penalties?

It is difficult to answer this question without reading the lease and knowing what rights that lease gives you. Any cancellation rights would have to be contained in the lease itself. There is no common law or statutory right to cancel a commercial lease.

Your best bet is to have the lease reviewed by an attorney who can advise you as to whether you can terminate. Another option is to call the lessor and tell them you wish to cancel and see what they say.
