Lease

The room we are looking to rent is being handled by a 3rd party and the owners. They are having problems agreeing on cost and what is and is not included. The owner wants $900 then will send a copy of the contract. In same note she stated that the 3rd party wants first/last and security ($2700) We are not sure if the $900 owner wants is separate or part of the first/last security amount. If we choose to send $900 and find the lease is not what we were verbally told, can we get our $900 back choose not to sign the contract? To this point we have verbally talked to both owner and 3rd party, recieved a blank copy of the lease form they plan to use, and gave them information/permission to run a background check. We have not signed any paperwork/lease
