Legal Question in Real Estate Law in Pennsylvania

if you authorize someone to spend so much of your money and they spend more...

We moved and left our house vaccant and some work needed to be done. Our realtor said he knew someone who could do the work and we gave him a limit as to what we could spend and instructed him to let us know if it would be more so we could make a decision to still use his guy or go with someone else. The realtor had his guy do the work and never contacted us so we assumed it was within our limit. We got the bill and it is for twice the amount we set as a limit. Is the realtor responsible for the money over the amount we authorized him to spend?

Did you ever agree to let this contractor do the work? Is there any contract with you? Any contract at all? There are questions of agency law here which an attorney can help you sort out. It may be that you have to pay contractor (or they can file a mechanic's lien on the property) and sue realtor. I suggest you contact an attorney to further discuss.
