Break lease to buy home

If I have a 1 year lease on a townhouse, and have 6 months left. Can I legally leave the lease because I bought a house?

You asked if you can break a lease because you bought a house.

No.

I love the simple questions.

But then I'm not about simple. You can find ways to get out of your contract legally, such as buying your way out or sub-leasing. Buying your way out would be offering to pay your landlord to let you out of the lease. Legally, you owe the amount due remaining on the lease. Anything less than that is a net benefit to you. Pick a point and start negotiating. If your landlord accepts not only does he get the fee you pay but can also then profit by re-renting the premises.

If your lease allows then you can sub-lease to another party. Rent to someone who will take your place and pay rent to you. You will still be liable for the rent and could be held liable for any damages of your tenant.

Read your lease and see what it allows.
