deed transfer to child

I've recently taken over the mortgage payments for a second home owned by parents, as well as paid them a lump sum for the home. What steps do we need to take to transfer the deed? We don't need to transfer mortgage because the house will be paid off by the end of this year (2002).

A new deed needs to be prepared, signed and recorded showing the transfer of the property
