Legal Question in Real Estate Law in Pennsylvania

no-lease,unpaid rent-eviction

Tennent was to be out 11/16. Has no lease and won't leave. Hasn't paid since. Can I go into the house? Can I stay in the house? How should I go about getting rid of them. Husband, wife, two children. I am also losing $2000 rental for Christmas week rental (ski resort). What are my rights? Thanks, Claire
