I am selling a house in texas. the buyer has cash. do we just need a warranty deed to transfer title and can we record it ourselves?

You could. However, the buyer has no assurance that there are not any unknown liens or claimants. That is the reason for title insurance which is inexpensive and provides peace of mind to both the buyer and seller that the conveyance was done properly. I would never purchase a property without title insurance - I've seen too many nightmares such as: improperly prepared deeds, attached judgments, federal & state tax liens, adverse possessors, boundary line disputes, and the list goes on. Caveat emptor! Please go to your nearest title company and let them help you.
