When can you sell property after a death.

My aunt is an only child and her mother died leaving all possessions to her. The will will not go into probate. When can she legally sell the real estate?

I do not understand why any will is not going to be presented for probate. Generally, title to all estate property vests in the executor, and thus may be conveyed by the executor. There may be concerns by purchasers of creditors' claims, however.
