Legal Question in Civil Rights Law in India
Builder offering normal conveyance after Legal Notice. Asking for Draft Conveyance from Society. We do not know exact are consumed by Society, FSI including Open space,garden etc. in building compound. To avoid error or wrong calculation of Area from Surv. No,, Hissa No.(part) & open space. My queries are:
1] Society is obliged give Draft of Conveyance or Builder has to give for sig.
2] Shall grateful if Format of Normal Conveyance on E-mail : [email protected]
3] Kindly give Brief proceeure involved to transfer Land & Building on Soc. & Property Card.
4] Any Stamp member has not paid or insufficiently paid.
Experts Answers will help to Satisfy myself to proceed.

Dear Adv. Patil,
On completion of construction and on the Builder obtaining the BCC - Building Completion Certificate and the OC - Occupation Certificate from the local Municipality, and the flats being sold to members who have formed a Society, the Builder has to process the Conveyance of the property in the name of the Society.
1). The Builder is supposed to provide the draft of Conveyance ito the Society.
2). You can get the standard format for Conveyance from the Tehsildar / District Registrar or Building Construction Department of the Municipality.
3). Reply sane as in Point (2) above.
4). Payment of appropriated Stamp Duty having been paid for all the flats in the Society, is advisable and recommeneded
