can a landlord sell his tenanted room on ownership either to tenants or third party. will the purchaser be a co-owner of the property or only the owner of the room, while the land ownership remains with the landlord

YES, a landlord can sell his tenanted room on outright basis to the tenant or a third party. The purchaser will only be the owner of the room and not the co-owner of the property, the title of the land will remain in the name of the landlord.
