Dear Sir / Madam,

You should ensure that both the parents have signed the Agreement for Sale along with the registered Medical Practitioner's Certificate stating that the Owner is mentally challenged and hence the guardians are authorizing the Sale to take place on his behalf. You should first check whether the bank is willing to grant housing loan on such a flat purchase. You should not have a problem selling the property in future.
