preliminary lien
what is the best action for a property owner when a contractor files a mechanics lien for services rendered when the property owner feels he was over charged for those services and refuses to pay the full amount demanded but offers a lesser amount he feels is fair & reasonable?

You have several options including the Contractor's State License Board, as well as the civil court system. No matter which way you go, you need to make sure that ultimately the lien is removed.
Best bet is to consult with a knowledgeable attorney in the area.

In all liklihood, the mechanic's lien was improperly filed or has expired. Did you have a direct contract with the contractor? Was the contractor licensed? When was the mechanic's lien recorded?
