landlord- tenant

i own property that i rented out.the tenants owe 4 months worth of rent totaling 5,200.00.i served them a 3 day pay or quite while i was there she told me she was selling her car to pay the past due rent .she also signed a contract that if she couldnt sell the car she would give up rights to the car to me .is there anything i can do to protect myself

Do you want to be saddled with the car, or do you want the rent? More than likely, she will not sell the car. If you have a mortgage to pay, the car is not going to help you do so.

If there was no time limit on her sale of the car, the agreement is unenforceable. Serve a new three-day notice and enforce it.
