Legal Question in Landlord & Tenant Law in California

I rented an apt 25 years ago. Back then management used simple 2-page agreement. It's month to month rental, no rent control.

Later they began using different format agreement that included more paragraphs. The new agreement also included Rules & Regulations. When management made these R&Rs; part of the rental agreement, they gave me a copy of these R&Rs;, however they didn't give me a new rental agreement.

1. Should the management give me the new rental agreement?

2. Do I have right not to sign it, if it contains paragraphs I don't agree with?

3. If I don't sign, can they evict me?

The management also periodically updates and makes changes to R&Rs; and gives copy to all tenants.

4. Is this legal? They do add at the end of R&Rs; that they reserve right to change.

With a month to month tenancy, and no rent control, they have the right to make any changes to the terms of the tenancy on 30-days notice for tenants in their unit less than a year, and 60-days for anyone living there a year or more. No new rental agreement is needed. Your choices are accept the new terms or move.
