Legal Question in Real Estate Law in California

I'm selling a home with unpermitted structures. Are the disclosures to the buyer in the contract of sale sufficient protection from future liability or lawsuit from the buyer? Do I need additional agreement with the buyer not to sue for any reason?

You need to fully disclose this issue to the buyer and enter into an agreement not to sue.

I would also suggest that the agreement state that the selling price fully and properly reflects the disclosed facts.
