Legal Question in Real Estate Law in Illinois

I am being threatened with a mechanics lien on my house for refusing to pay 2 invoices for work done on my pool cover. The 2 incidents occurred 3 days apart and I feel that poor work on the first visit caused the second visit. I have offered to settle for about 2/3 of the total bill, but that is not okay with the service provider. What are my rights/How do I fight the lien being placed on my house?

Sue him first.

Or let him file the lien and then either sue him for slander of title or demand foreclosure. If you demand foreclosure, he needs to commence his foreclosure within 30 days. It will probably cost more than his pool cover. If he fails to commence his foreclosure, the lien is invalid. You should contact an attorney directly to assist you with this.

You can also wait two years and if he does not file, the lien falls as he is required to sue within 2 years.
