Legal Question in Real Estate Law in Indiana

i have a residence w\ a $65k mortgage. the property is worth approx. $150k. i want to set up a life estate, or remainder for the property to go to upon my death.

Please advise.

A deed needs to be prepared. An attorney in your community should be able to handle this.
