Individual Claim of Lein

Hello

Thank you for having this service available.

First of all, I have a judgement against a client for a bad check she wrote me and I now see that her house is for sale. How would I go about filing a Lein against the property?

Secondly, My son's biological father has never really paid child support. I have the same scenario as above. He is selling his house and how do I file a Lein against him for the back child support that is ordered.

Is there anyone else other than the respective debtor's listed on the title the the real property you want to file a lien against? There are other ways to get money from a debtor besides a lien, wage garnishments, executions against other assests such as bank accounts, tax returns, investment accounts. I may be able to help you. You should file a writ of execution on both judgments. They first attempt to execute against personal property (if you read the form). I would go before the court and explain the circumstances and attempt to get a court order allowing you to file a writ of execution against the realty immediately, due to the circumstances.
