Legal Question in Landlord & Tenant Law in Michigan

bad tenant leaving

Rented horse farm to a bad tenant and has caused a lot of damage to the property and lots of rent owed and was getting ready to evict but they were moving out with no word. Have removed items they installed that were nailed down and some I paid for. No contract and just need to know what my rights are for them removing things off the property with a lot of money owed and damages.

Re: bad tenant leaving

You do have legal rights - make sure you document and take pictures of the damage, etc. The other responder is right, being organized and having your evidence all ready to go makes it easier for the judge to understand your case. Take them to court, get it all sorted out. Do the judge a favor: have everything written down so it can be worked through in an orderly fashion. Chances are, if you're lucky, you can try first to mediate the claims and that way everyone will agree to the solution, even if the agreement is to disagree back to court and let the judge decide.
