How do I get poa of my aunt who is 74 possible dementia?

you don't. A poa of a mentally incapacitated person will not be valid. If your Aunt is mentally impaired, you need to petition the Probate Court in the County she resides for guardianship and/or conservatorship. Guardianship is control over the physical body, doctor appointments, medical decisions, where she will live, etc. A conservatorship involves control over money and assets, such as paying bills, changing investments, selling stock or real estate.
