Legal Question in Wills and Trusts in New York

I email a question and it was not clear to the reader. I have a friend who is selling her house which her mother 23 years transfer the deed to her name. During the selling process she found out that her mother boyfriend is listed on the title. Both her mother and boyfriend are decease. A search was done on the boyfriend, and no relative or heirs have been found. The question is - can the ownership be legal challenge? Also, if a public administrator/state is awarded 50% of ownership, can the current owner (my friend) claim for half of the expenses she has paid during the 23 years of maintaining the house (Taxes, etc). Also, if the house is sold, is it sold base on the appraisal from the city?

I don't understand how your friend received title to the property when the mother's boyfriend's name was also on the deed.

Who did the search on the boyfriend to discover no relatives or heirs? That is almost impossible. Your friend needs to get a lawyer right away.
