Breaking a Business lease for an office

We have a standard lease for office space. We are in 2 of a 3 year lease. The landlord has made no effort to provide us with peaceful enjoyment. The outside lights haven't worked in over a year. Last month, we were broken into with $10 grand of equipment stolen. Our next door tenant was a Mexican day labor staffing service. The loitering by the workers caused us a lot of trouble. They moved out. The landlord promised to talk with us before they rented to another business. He rented to a department of social services physological evaluation practice for low income people. We now have loitering again at our door. He says the new tenants didn't inform him correctly, but has done nothing about it. We run a high-end marketing agency and some of our clients won't even come to our office anymore because of the people hanging around outside, plus it is not safe. He told us they had never had a breakin. The repairman for the broken door said that he's replaced many across the street. We have already leased a new space and are moving.
