Legal Question in Real Estate Law in Ohio

Personal property left following sale of home

I closed on a home June 21. I took posession July 1. Two wagon wheel axles have remained on the property until at least today's date August 19. What are my rights to this personal property?

Wagon wheel axles were sold by previous homeowner to a third party prior to our closing date for the amount of $400 (I don't know actual date). I have been in contact with previous owner who says he does not know how to contact buyer of these axles.

Thank you in advance for any thoughts.

Re: Personal property left following sale of home

Send a letter to the previous owner instructing him or her to remove the wagon wheels in a short and timely manner. Tell them you will dispose of the wheels on a certain date if the wheels are not removed by then, and that he or she will be liable to the purchaser for the cost of the wheels if the wheels have been disposed of. Send the letter via certified mail, and keep a copy for your records. If you get no response, follow up with a second letter approximately 10 days prior to disposal, stressing that the wheels will be disposed of on what ever date you have chosen. If you can no response or action, dispose of the wheels if you wish.
