transfer on death deed

We are trying to file a TRansfer on Death Deed for my mother-in-laws property to her son. Who would be the Grantor, the Grantee, and the beneficiary?

Re: transfer on death deed

The Grantor gives the proerty to him or herself as Grantee, with transfer on death to the beneficiary. The transfer is not effective until the beneficiary files a death certificate of the Grantee with the county recorder.
