Re: Breaking a Lease

First, without reading the exact terms of the lease, it is hard to tell whether the lease states how this matter should be handled. I am assuming in this answer however that your lease is typical of most of the leases I have dealt with thus far.

You can make some attempts to recover from her. Unfortunately you are on the lease as well and with regard to the landlord, he will be coming to you for the full amount. As a practical matter, I would still try and find a replacement roommate with who you are willing to live in the meantime. With regard to the roommate, you can attempt to pursue the balance due or any loss until another roommate was found. How do you know this other roommate? You do know where she currently lives?

It may be beneficial to amicably try and get the amount from and politely explain that she signed a contract to which she needs to live up to her end. If she does not, you will attempt legal recourse. We can discuss further if you like.
