Legal Question in Landlord & Tenant Law in Utah
If a 12-month lease renewal gets signed with an apartment complex and circumstances change prior to the effective date (start date) of the new lease (renewal), can one get out of it? Can it be invalidated without penalty? A 60-day notice would have to be given either way, but is the 12-month new lease (renewal) still enforceable by law with all of the terms for early termination etc. prior to the start date?

The answer is found in the terms of the lease agreement you signed. If you are uncertain take it to a lawyer, or talk with the lessor.
