Legal Question in Wills and Trusts in Virginia

Life Estate

We are leasing a house from a elderly friend. She told us she would see to it that we would never have to move again. Now she is 99 years old and cannot see or speak and her son is acting as her agent. 6 months ago he had his lawyer write us a letter telling us to vacate in 30 days. We did not move and they offered to sell us the house. We made an offer for the appraised value and they have not responded in a month and I don't think they are. Are they just trying to get us out because they know she has left us a life estate? If they are, do we have any recourse against her son and his lawyer?

Re: Life Estate

How do you know that your 99 year old friend has in fact left you a life estate in her house? Unless such a devise is part of her written will, her verbal comments regarding such an intention on her part, are virtually meaningless.
