Legal Question in Real Estate Law in India
One plot was gifted to me by a gentleman (X) in recognition of the hard work done by me(Y). That land has been sold by me to other one(Z). Now the land prices have been shoot up and X's present financial status is not that much good, he is asking to send the land papers, who is residing far away from me. I suspect that family members of X may have insisted him to get back the gifted plot from me. If it is true, is it possible to take back the plot from me, which is presently not mine. What are the rights for Z.

Dear Sir / Madam,
If you were the tiller of the land (cultivator of crops), and if the Gift Deed has been stamped and registered with your name as the Owner of the land in the record of the Tahsildar / District Registrar, your ownership is affirmed and you possess a good title to sell that land to whomsoever you choose to. No, it is not possible for X to repossess the land. Here again, if the transfer of title from you to Z has been stamped and duly registered with the Tahsildar / District Registrar, the title of the land transpires to Z and he / she enjoys full authority and control over the land.
