You need to evict her and her friends. Most likely, right now they are considered month-to-month tenants with an oral lease. There is no specific duration of the tenancy. You need to hire an attorney who specializes in landlord/tenant law to help you with this. Sorry to hear about your problems.

I think they are at most boarders since there is absolutely no on the characteristics of renting present. There should be on the Web, or in response to earlier questions on this site, numerous discussions to help you. Basically, they are trespassers and tell they if they do not leave you will call the police who at sometime will remove them.

Check to see if there are any drugs involved or other possible crimes so that the police are more interested. If she is a tenant, the plumber you invite in to fix the pipes could claim that also. Give her friends no extensions, they have to leave immediately, and if they will not tell them you will dispose of what they brought as it clearly is garbage [if you do throw anything out, takes pictures first] without value. Give your sister a few days, but she probably needs so mental counseling which you need to try to see if you can get her to have some before the next stunt she pulls.
