Legal Question in Landlord & Tenant Law in Georgia

Who is responsible for the rent?

Four college students rent a house for $1000.00 a month. They have signed a one year lease. All four are on the lease. One of the students decided to move out and the landlord said this was fine. Is he still responsible for the rent? Until they can find someone to take his place on the lease? Or since the landlord said he could move out is she forgiving his portion of the lease and the remaining students will have to pay $750.00 until they can move someone else in? Being this late in the year they are having trouble finding someone who is in need of a place. And they can not really afford to pick up the extra rent. We are in the state of Ga.

Re: Who is responsible for the rent?

Wedo not have the lease, so the question cannot be answered. It is safe to say that in the overwhelming majority of cases, all tenants will be liable for all rent, and the landlord will collect frm any or all. That means EACH person is liable for ALL $1,000 rent. Again, we don't have the most important document - the lease.
