just vacate vs. damages

When attempting to evict a tenant for non payment of rent, please advise what the difference (pros/cons) are of A) filing the eviction complaint And asking for back rent or B) simply filing evicition for tenants to vacte the premises?

I've been informally advised that if I include a complaint for back rent/damages I may actually be ''holding up'' my complaint to get the tenant to vacate. Should I just try to evict the tenants and sue them for back rent at a later time??? Help.

It is common practice to seek both eviction and back rent in the same lawsuit, which is what I do in the eviction cases I handle.
