Legal Question in Civil Litigation in Maryland

In the state of Maryland, if 2 people sign a lease and one just leaves with out paying their share of the rent ect. can they come back into the house and remove house hold items if the items were given to the two of them????

If the items were joint gifts, there should be an agreement between the two before either takes sole possession of any such items. But if other such items of equal value were left behind, the most practical solution would be for the remaining person to take steps to protect those items, such as getting the landlord's permission to change the locks or add a lock so that further access to the apartment is denied.
